Grand County homes up for auction

A dozen Grand County properties will be on the auction block in Denver April 10, but not because they are distressed, short sales or foreclosed.
Colorado-based Pinnacle Auction Group organized the auction as a marketing tool to help people sell properties in a difficult market.
“The auction is tried and proven, even though it hasn’t been done on this level in Colorado before,” said Pinnacle owner and auctioneer Rick Rolph.
Partnering five RE/MAX brokerages from the Front Range and Grand County, the mass auction will feature 174 properties, most from the Front Range. Twelve will be from Grand County.
“We are offering a bunch of different types of homes and properties from throughout Colorado and we thought mountain properties were an important piece of that,” Rolph said. Grand County properties up for auction include homes in Granby Ranch, Grand Elk, Pole Creek, Fraser and Winter Park. Among them is a rustic cabin on 50 Acres near Winter Park, a custom built solar townhouse in Fraser and the Sitzmark Guest Ranch on the Fraser River with 9 acres, commercial highway frontage and 6 cabins.
The collective format gives homeowners and realtors more leverage to buy ads and promote their properties than they would have otherwise, Rolph said. The auction and three open houses leading up to it have been intensely advertised in print, television, radio and Internet in media around the area.
“Sellers on their own could not afford to get this kind of exposure for their home over a three-week period,” Rolph said.
Deals may be found, although each property will include an undisclosed minimum price and many will have a minimum opening bid, which have been advertised in the paper and online.
Rolph recommends that prospective buyers do their due diligence, as always, prior to bidding on any property. Prospective buyers and brokers must register to attend prior to the auction at pinnaclehomeauctions.com and must be pre-approved for financing prior to April 10. The website also includes a complete listing of all the properties to be sold that day.
