A massive new ranch property has found its way to the market in Grand County.

The 300-acre King Mountain Ranch, located just west of state Highway 125 halfway between Hot Sulphur Springs and Rand, landed on the market June 5 with a list price of $8.95 million.

King Mountain Ranch is surrounded by Arapaho National Forest and features its own 36-acre reservoir and a one-half mile airstrip.

“It is without a doubt the most unique listing I’ve had in my 30-year career,” said Lance Gutersohn, broker and owner at RE/MAX Peak to Peak in Winter Park and the property’s agent. “I’d say the property itself is incredibly unique just from the standpoint of being surrounded by one million acres of national forest.”

The ranch is named after John M. King II, the oil baron who built it in the 1960s, according to Gutersohn’s listing.

Boasting more than 100,000 square feet of lodging and barns as well as amenities like a small ski hill, indoor swimming pool, bowling alley, skeet range and equestrian facilities, the ranch was designed to cater to the “rich and famous.”

“There’s some great development opportunity there with the ranch,” Gutersohn said. “The residences can become much bigger so it could become even more of a class resort if someone really wanted to take it there.”

Gutersohn said a local buyer had already expressed interest in the property.
