Nuche Village closes sales on first workforce homes in Granby

The town of Granby finalized Nuche Village’s first home sales, according to updates shared at an April 14 Board of Trustees meeting.
Three total homes have sold: one townhome, one duplex and one single-family home — one of each variation available at the Nuche Village affordable housing community. 26 units remain available for sale in the Granby neighborhood.
Most recently, the sale of the family home located on 25 Hackamore Drive was completed on April 9, with another home scheduled to close this week. Granby trustees and the project’s lead real estate agent, Lindsey Morrow, expressed their optimism about the housing project’s forward momentum despite financial and logistical setbacks that slowed the home sale process.
“Things are still moving forward… we’re really in the sales portion of things,” Cherry said. “We’re not trying to figure out HOA documents or all of that nightmare anymore.”
Currently, town staff are also working through funding mechanisms for phase two of the development. Nuche Village homes are deed restricted, which limits the use and sale price of the home so they remain affordable for local workers.
At the meeting, Cherry expressed concern with a state funding mechanism for the middle-unit townhomes that would create a 30-year deed restriction, which would mean homebuyers would be required to resell their properties at no more than 100% of Grand County’s average median income.
“I’m having some major concerns with that program with the state because it is so directly tied to a 30-year deed restriction at 100% AMI, which restricts the resale side of things for people,” Cherry told trustees.
At the town’s next board meeting, slated for April 28, town staff will talk more in depth about phase two of development and continue the conversation regarding the project’s funding.
Nuche Village is now accepting applications for the remaining 26 for-sale homes. To qualify, applicants must meet the community guidelines and eligibility requirements.
The three-bedroom single-family homes have a targeted price of $528,188 and serve buyers at 140% of the average median income. Two-bedroom duplex units are selling for about $458,522 and serve buyers at 130% of the average median income. End-unit townhomes cost around $396,398 and serve buyers at 120% of the average median income. The final housing type offered at Nuche Village is its middle-unit townhomes, which cost about $344,213 and serve those at 100% of the average median income.
